Mt Edgecombe Old Mill Industrial Park

The Mount Edgecombe Activity Park and Old Mill Industrial Park was launched in 1994 on 104 hectares of mixed-used industrial land. The Mt Edgecombe Old Mill Industrial Park is one of the fastest growing industrial areas in KZN. This can be largely attributed to its excellent location and great accessibility to areas in all direction. It is 8 kilometers from the new King Shaka Airport on the new link road , 2 kilometers from N2, 20 kilometers from the port and Durban CBD and 4 km from the famous Gateway Shopping Centre.

In light of the accessibility, the Old Mill Industrial Park is now part of an established industrial node boasting companies like the MTN facility, Spar Distribution Centre and home to Spunchem, Altec UEC and other blue chip companies.

Warehouse and Factory Space

It is easy to find your way around the park as it is connected by three roads namely Marshall Drive, Sucrose Crescent and Burnside Road.

Warehouse and factory spaces range from 300m² to 10 000m² with the average space of 700m². The new warehouse properties on Sucrose Drive are all double volume, high roller shutter doors, container access, parking and include approximately (10% of GLA) of offices. The older factory premises and workshops on Marshall Drive and Burnside Road have good roof height, office space and power supply that range from 60 ampres to 800 ampres . There are no mini factories (under 300m²) in the park . The park has a 24 hour security facility.

Rental, lease period and deposit

Rental rates are normally quoted in rands per square meter. You can expect to pay a gross rental of between R40 to R45 per square meter for older premises and R50m² for the new properties. The electricity and water consumption is for the tenant's account and is billed on meter readings or per lettable area. VAT is charged and payable on rentals, currently 14%.

The lease period may vary, the norm is three years with an escalation of between 8% to 10% and a similar period renewal option. The deposit is normally equivalent to one month’s rental paid in cash or bank guarantee. Occupation of the premises is taken after the deposit and first months rental is paid and the lease agreement signed by both parties. Most landlords include a clause in their lease agreement stating that rentals are due and payable on the 1st day of the month but usually a grace period is given until the 7th of the month.
